Wilshire Vermont is a 700,000 sq. ft. mixed-use, “transit village” consisting of 449 residential units totaling 325,000 sq. ft., 65,000 sq. ft. of retail and restaurant space, and over 283,400 sq. ft. of parking. The developer, Urban Partners LLC, hired KHS&S and it’s joint venture partner, FrameMax, to fabricate and install all light-gauge steel panels for the development. KHS&S was also the primary subcontractor for interior drywall, finishes, and exterior wrap and plaster for the building.
The joint venture was established after initial designs were submitted to the City of Los Angeles and resulting changes sent the project over budget. The team was able to come up with some creative value engineering options to get the project back on track and within budget for the owner.
